How I Work With Sellers

If you are considering selling, I want to hear about your goals and motivations for selling and show you how I can help.

Here is what the home selling process looks like:
In order for me to learn about your motivation and goals for selling, I’ll need to meet you, and meet your house! We’ll discuss the current real estate market and where your home falls in relation to the market. I will do a walk-through of your home making notes about all the special features and I’ll pin point what we can quickly do to have your home looking top notch when it goes on the market.

I will take my notes back to the office and put together a custom marketing plan that best meets your objective of getting the home sold. I do extensive research on other homes that have recently sold in the area and determine where your home fits in regarding price, in preparation for our next meeting. I take everything you have done to improve your home into consideration to make sure you don’t leave any money on the table.

  • At our second meeting, we will go over the 3 “P”s – Price, Preparation, and Presentation. We’ll talk about your home pricing strategy, what needs to be done to prepare it for sale, and what I’m going to do to market your home and WOW buyers. Here are a few specifics we’ll discuss:
    • Staging – contrary to popular belief, staging isn’t decorating. Staging makes the spaces in your home appeal to the widest and deepest pool of buyers. Having your home in tip-top shape attracts the most buyers and ensures you’ll get top dollar.
    • Professional Photography – Professional house photos are a must so I have a professional photographer on my team of go-to marketing experts. Buyers are searching online for properties that they want to take a closer look at and I want your home to be at the top of their list.
    • Online Marketing – Once your home is listed on the MLS with eye-catching photos, I have an online marketing specialist syndicate the listing out to dozens of online websites where buyers are searching. This includes Zillow, Trulia, Craigslist, Yahoo Homes, and more!

      and I do not cut corners. I use full color house flyers, just listed cards and more!
    • Open Houses – When possible and practical, I also will hold your home open to get the greatest number of potential buyers through the door.
  • I will communicate with you on a regular basis with a summary of all showing activity, changes in listings, pendings or solds in the neighborhood, and any feedback I receive from potential buyers or agents.
  • When we receive an offer, we’ll discuss the pros and cons and review your estimated net proceeds. My goal is to bring buyers and sellers together, so I work diligently to find solutions that meet everyone’s needs.
  • Once we have a purchase and sale agreement that has been accepted by all parties, I have a great team to help us all through the process. From inspectors to title and escrow professionals, I work with a variety of specialists we can call upon when issues arise.
  • I have been a real estate broker since 1996 which means I’ve navigated, negotiated and problem solved hundreds of transactions. I look forward to going to work for you!
